Our Commitment

For more than three decades, Lars Remodeling & Design has built a reputation on trust, craftsmanship, and accountability. Our Completion Guarantee is the next evolution of that commitment — a promise to complete your project within the timeframe we commit to, giving you confidence and peace of mind every step of the way.
We understand that remodeling can be stressful — especially when it comes to wondering when your project will be finished. Our goal is to minimize that stress by providing clear communication, transparent scheduling, and a defined completion guarantee that reflects our Tradition of Trust.
When we contract a project, we provide an approx. start date and an approx. completion date based on the scope of work, permitting requirements, and design selections. These dates may adjust once permits are issued and all required selections are finalized. Once those conditions are met, Lars will establish your Actual Start Date, and from that point, we guarantee the total duration of your project (subject to the exclusions below).

Project Eligibility

Not all projects qualify for the Completion Guarantee. Eligibility will be determined during the contract review process based on project type, location, and scope. Your Project Consultant will confirm whether your project meets the criteria before your Agreement is finalized.

How It Works

Commencement Date
The guarantee begins on the actual start date of demolition on your project site. This will be documented by an Administrative Change Order.

Completion Date
Completion is defined as the date when the governing building department issues Final Inspection approval for the contracted scope of work.
Note: The guarantee applies solely to Final Inspection approval. Punch-list items and warranty work do not impact the guarantee.

Exclusions

The guarantee does not apply, or may be adjusted, in any of the following cases:

  1. Permitting and Approvals – Delays in permit issuance or governmental approvals.
  2. Outside Agencies – Delays caused by SDG&E, Coastal Commission, water districts, or similar third parties. These delays will be documented and added to the completion date if applicable.
  3. Change Orders – Each approved or declined change order will automatically add a minimum of three (3) calendar days to the Guaranteed Completion Date.
  4. Owner Responsibilities – Delays caused by late selections, untimely responses, Owner-provided materials, or Owner-hired subcontractors. (Owner delays automatically add a minimum of three (3) days.)
  5. Property Access – Denial or limitation of reasonable access to the project site.
  6. Inspections – Delays caused by building department scheduling or inspector availability.
  7. Payments – The guarantee applies only if the Owner remains current on all required payments per contract terms.
  8. Force Majeure – Acts of God, labor strikes, supply chain disruptions, pandemics, or other uncontrollable events beyond Lars’ reasonable control.
  9. Weather Delays – Unusual or severe weather conditions that prevent work from being safely or reasonably performed will result in documented time extensions.
  10. Homeowner-Requested Suspension – If the Owner requests to stop or pause the project for any reason, the guarantee will be suspended for the duration of the hold and adjusted accordingly.
  11. Project Type Limitations – Not all projects are eligible for the Completion Guarantee. Excluded project types include, but are not limited to: new home construction, Coastal Commission projects, complex hillside developments, or projects requiring extraordinary third-party approvals.

Client Compensation

We're confident enough to put our own accountability on the line.

If your project is not completed by the Guaranteed Completion Date (excluding the above circumstances), Lars Remodeling & Design will credit you $6,000 per month, prorated daily at $200 per calendar day, until Final Inspection approval is received.

  • Total credits are capped at 5% of the Contract Price.
  • Credits apply as a deduction to your final balance or as a refund if your project has been fully paid.
  • This completion credit represents an agreed-upon estimate of the Owner’s costs and inconvenience from a delay and is not a penalty. It is intended as a fair and reasonable measure of compensation for loss of use and schedule impacts.
  • This credit represents your sole and exclusive remedy for delays in completion under this guarantee.

FAQ

When does the Guaranteed Completion Date start?

It begins on the first day of demolition on your project site—not on contract signing or planning. 

What counts as “completion”?

Completion is defined as the date your local building department issues Final Inspection approval. Punch lists and warranty work don’t count against it. 

What if there’s a delay in permits or inspections?

Delays caused by permitting, government agencies, or required inspections are excluded from the guarantee.

What happens if I make changes mid-project?

Every change order adds a minimum of 3 calendar days to the Guaranteed Completion Date, even if it’s not approved yet.

How do I receive the credit if Lars goes over the deadline?

If we miss your Guaranteed Completion Date, we’ll credit you $200 per day (up to 5% of your contract), either deducted from your final invoice or refunded if paid in full.
