Bathroom safety — particularly grab bars and a zero-threshold shower — is the highest priority for most homeowners because the bathroom is where the majority of home falls occur. After bathroom modifications, improved lighting throughout the home and elimination of trip hazards (threshold transitions, loose rugs, cluttered pathways) are the next highest-impact changes.
Accessible bathroom modifications — particularly walk-in showers and comfort-height toilets — are increasingly standard in luxury San Diego homes and are well-received by buyers. First-floor primary suite additions add significant value in the San Diego market regardless of the aging-in-place motivation. ADUs are among the highest-return additions in San Diego given rental market conditions.
Grab bars, lighting upgrades, and many surface modifications don’t require permits. Structural modifications — widening doorways, removing walls, building additions, converting bathrooms, installing ramps with footings — do require permits from the City of San Diego Development Services Department. Your contractor should identify what requires permits before design begins.
Non-structural modifications (grab bars, lighting, surface changes) can often be completed in days to weeks. A full accessible bathroom remodel takes 6 to 10 weeks in construction, plus design and permit time. A first-floor primary suite addition is a 6 to 12 month project including design, permitting, and construction. An ADU is typically 12 to 18 months from design start to move-in.
